Renting a home that allows pets often means more upfront costs and additional monthly costs for tenants which, in turn, must be added to your rental budget. And remember, not all types of pets are welcome, even at a pet-friendly rental home in North Carolina. Before signing a lease, tenants should have a solid understanding of all the restrictions and responsibilities outlined in the rental property’s pet policy. Types of Pets Allowed in Rental Property

If you are looking into a pet-friendly rental, then the lease and pet policy should specify certain criteria for what types of pets are allowed. Make sure you read and understand these terms before signing your lease. When landlords allow dogs and cats in rental properties, they often place a weight limit on those animals.

Keep in mind, even at a pet-friendly rental property which allows dogs, there are ‘dangerous’ breeds of dogs which are generally prohibited because most insurance companies will deny coverage to those property owners. Also, read the lease terms closely, as your landlord or property management company may also only allow a tenant’s pets on the property. This means no pet-sitting for friends and family and no guests who bring their pets.

Renting with Pets May Mean Extra Rental Fees

There is no one-size-fits-all formula to anticipate how much it will cost you to have a pet in your North Carolina rental property. Tenants may need to pay upfront fees for pets, a monthly charge added to their monthly rent or some combination of both. One thing is sure, your landlord or property manager will expect you to pay for property damages caused by your pet.

An upfront charge may come in the form of a refundable pet deposit or flat pet fee. Also, you may be charged a monthly pet rent which is often a percentage of the monthly rent amount. Landlords charge these additional costs to cover damage and necessary cleaning once your lease ends. Ask about these fees so you can add them to your rental budget and understand how much rent you can afford.

Other Requirements for Pets in Rental Properties

Your rental lease may have other requirements and restrictions along with the types of pets and additional charges for pets. As a pet owner, you may also be required to provide proof of current vaccinations and licenses required by local ordinances. There may also be a clause in the lease which requires you to clean up after your pet, keep your pet under your control at all times (e.g. on a leash when outside) and to make sure your pets do not disturb other tenants or guests. Renters insurance may also be required as these policies provide liability coverage to protect you if your pet harms another resident or guest.
